Property Description

The property is 31 acres, with a little under 500 feet of frontage on Hartwell Pond Road (an unpaved, Class 3 town-maintained road).The acreage spreads out in a trapezoidal shape, to where it is a bit over 2000 feet wide at the property line at the ridge. The land is mostly heavily wooded and somewhat steep as you reach the ridge. The land is largely populated with maple trees; there are still remnants of an old sugaring operation. There is a year-round creek that runs through the land coming down from the adjoining property (a 26-acre wetlands) and eventually draining into Hartwell Pond.

The road is generally lightly used with a peak in summer when the camps at the pond are in use (see the 2015 traffic study) and lightest in the winter (~10 vehicles/day). Saturday and Sunday can be a bit brisk when people head to Parker Pie for an excellent pizza and craft brew fix.

There are numerous relatively level areas, but only two have been cleared and flattened enough to build on. The flat area by the road is the lower area, which has an insulated building and a small RV on it. The flat area at the top of the driveway is the upper area, which has a rustic, insulated two-room cabin with an attached sunrrom and a large woodshed.

There is currently no plumbed water or septic (we use rainwater catchment and the creek, along with composting toilets) so it is ready to go for your seasonal camp or add a permitted septic system for year-round enjoyment. There is newly installed electrical service to both upper and lower areas.

There is plenty of viable space to build a more sizeable year-round home. The current structures work well as small living spaces, and they would also make great man-caves, she-sheds, studios, home businesses, workshops, sugar shacks ...

We have also begun creating a forest farm here with fruit bushes and trees, raised bed gardens, local wild flowers, herbs, and edibles. There are acres of ramps and fiddleheads for your own use or for market. Since a large portion of the land is covered with maples, a hobby sugaring operation is also a distinct possibility.
