The main room is 12'x16', with 2'x6' framing and insulation in all walls, floor and ceiling. The roof is corregated metal and guttered on both sides for water catchment. Sheathing/siding is 3/4" T1-11 over Tyvek housewrap, interior is finished with rough cut lumber. The second room is 10'x11', with 2'x6' framing and insulation in the floor and ceiling, 2'x4' framing and insulation in the walls. Sheathed with OSB and wrapped with Tyvek, sided and finished inside with rough cut. The sunroom/greenhouse has a clear roof and no floor.
Water, heat, and electricity: It has a 30-amp electric line coming up from the lower level structure. Internet and phone are available through their respective wireless repeaters with line of sight to the lower level structure. It is heated with a 5-year old True North wood stove (included). Water comes from roof catchment (gutters and 55-gallon barrels included) and filtered with a small Berkey filter system (not included). Gray water is hand-filtered through a 55-gallon rock and sand system (included). We use composting toilets (not included).
Appliances: A small electric refrigerator and a Premier propane stove are in the front room (included).
